Concrete sealing and maintenance in Houston heat and rain

How to care for driveways and patios in Houston: when to seal, cleaning, joint care, drainage and what causes stains and cracking.

Quick answer

Keep Houston concrete looking good by sealing stamped or colored surfaces every few years, cleaning mildew and stains before they set, keeping joints filled, and making sure downspouts and grading move water away from the slab. Plain broom-finish driveways need less sealing but still benefit from crack and joint care.

When to seal

Stamped and colored concrete relies on sealer for color depth and stain resistance; reseal when water stops beading or color looks faded. Choose a sealer suited to outdoor sun and, on pool decks and patios, ask about slip-resistant additives.

Cleaning

Humidity encourages mildew and algae in shade. Gentle pressure washing and a concrete-safe cleaner remove most growth. Clean oil and rust stains quickly.

Joints and cracks

Control joints are meant to crack. Keep expansion joints filled with flexible sealant so water doesn't get under the slab and wash out base.

Drainage

Most slab problems in Houston start with water. Extend downspouts, keep soil graded away, and fix low spots that pond.

Frequently asked questions

Should I seal a new driveway?
Many broom-finish driveways are left unsealed; stamped and colored concrete should be sealed. We specify sealing in the proposal.
Why is my patio turning green?
Shade plus humidity grows algae and mildew; regular cleaning and resealing help.
