To compare remodeling quotes fairly, put them side by side on the same scope: what's demolished and built, the exact materials or allowance amounts, who pulls permits, what's excluded, the schedule and the payment terms. The lowest number is often lowest because something is missing or the allowances are unrealistic. Ask each contractor to clarify gaps in writing before deciding.
Start with the same scope
Give every contractor the same description, drawings and selections where possible. Differences in scope are the most common reason prices differ.
Check allowances
Allowances for tile, fixtures, lighting or cabinets should be realistic for the finishes you actually want. A low allowance makes a bid look cheaper but leads to overages later.
Look for exclusions
Common exclusions: permits, haul-off, drywall repair beyond the work area, painting, electrical upgrades, appliance installation, and repair of hidden damage. Ask how hidden conditions will be handled and priced.
Schedule and communication
Ask for a written timeline, who your point of contact is, how often you'll get updates, and how change orders are approved.
Payment terms and protection
Payments should follow milestones, not run far ahead of completed work. Confirm general liability insurance with a certificate from the insurer and ask about warranty terms in writing.
