Cost driver 1: the roof structure
A freestanding pavilion or an attached patio cover needs footings, posts, framing, roofing tied into the house where attached, and an engineered design for wind loads. Matching your home's roofline costs more than a flat cover but looks original to the house.
Cost driver 2: appliances
Use 304 or 316 stainless steel appliances rated for outdoor use. A grill alone is the entry point; side burners, a pizza oven, outdoor refrigeration, ice makers and vent hoods each add cost and may need dedicated circuits.
Cost driver 3: utilities
Gas, electrical, water and drain lines are trenched from the house. The farther the kitchen is from existing lines, the more it costs. Gas, plumbing and electrical work is performed by state-licensed trade professionals and inspected.
Cost driver 4: counters, cladding and slab
Granite and other natural stone are the safest outdoor counter choices; quartz is generally not rated for UV exposure. Bases are masonry or block with stone, stucco or porcelain cladding. If the patio slab is undersized or cracked, a new or extended concrete slab is part of the budget.
