How payment schedules typically work on Houston remodels, what milestones make sense, and how to protect yourself without slowing the project down.

Quick answer

Most remodeling contracts use a modest deposit at signing, progress payments tied to clear milestones (such as demolition complete, rough-ins inspected, cabinets installed) and a final payment after the punch list is complete. Payments should not run far ahead of completed work. Tie each payment to something you can see, and get approved change orders added in writing.

The deposit

A deposit secures your place on the schedule and may fund long-lead materials like cabinets. Be cautious with very large deposits.

Milestone payments

Good milestones are visible and verifiable: demolition complete, rough-ins passed inspection, drywall complete, cabinets installed, counters installed.

Final payment

Due after substantial completion and the punch list. Confirm final inspections have passed before paying.

Change orders and financing

Approved change orders are usually added to the next payment. If you're financing, coordinate the lender's draw schedule with the contract.
