Efficient Build

A straightforward engineered metal building sized to your site — from a single 4,000 SF bay up to a 29,000 SF multi-tenant building. Suites generally divide at 1,500 to 6,000 SF each, with a storefront entry and a drive-up roll-up door per bay. Finish-out stays practical on purpose: an office and restroom scaled to the suite. We also plan the suite divisions around code thresholds so you don't buy more fire protection than the project needs. It's the lowest-cost way into your own facility, and the flexible layout appeals to the broadest pool of light-industrial and trade tenants — which is exactly why we recommend it to first-time owners.

One park, two build concepts — sized from 4,000 SF up to 29,000 SF total. Glassy showroom and retail-style units go on the high-visibility frontage where they command the highest rents, while simpler contractor and warehouse bays sit toward the rear where cost efficiency matters more than curb appeal. Units mix from 1,500 SF contractor bays to 6,000 SF showroom suites. The mix maximizes income per parcel and broadens your tenant base, but it has to be planned: parking ratios, drive aisles, and unit mix are engineered up front so each concept performs.

Each unit gets its own deed, separately metered utilities, and its own storefront entry and roll-up door, while a Property Owners Association maintains the drives, landscaping, and common areas. Buildings can range from 4,000 SF up to 29,000 SF, with individual units typically 1,500 to 3,500 SF. Units often sell at a premium per square foot because supply is limited and demand from owner-occupiers keeps growing. The ownership play for businesses and investors alike.

How big can a flex building be?

Novara designs and builds flex spaces from roughly 4,000 SF up to 29,000 SF. Within that range, suites can be divided from about 1,500 SF for a small contractor bay up to about 6,000 SF for a large showroom or multi-bay unit. We size the building and the suite divisions around your use, code requirements, and exit planning.

Can I customize the layout and finishes?

Yes. Suite sizes, office ratio, storefront glazing, roll-up door count and size, restrooms, and exterior accents are all tailored per unit. We design and build under one contract, so the layout you sign off on is the layout you get.

Do you build flex spaces outside Houston city limits?

Yes — we build across Greater Houston including Katy, Sugar Land, The Woodlands, Cypress, Pearland, Spring, Missouri City, Humble, Kingwood, and Richmond, and we handle permitting in each jurisdiction.

Can I buy a unit instead of leasing?

That's the Flex Condo model — individually deeded, separately metered units you own outright, with common areas handled by a Property Owners Association. Ask us about current and upcoming availability when you request a quote.
