How to build a realistic remodeling budget (Houston worksheet)

October 10, 2026 8 min readUpdated October 10, 2026By Novara Construction

A step-by-step method for setting a remodeling budget in Houston — scope, priorities, allowances, contingency, permits and financing — before you talk to contractors.

Quick answer

Build a remodeling budget in five steps: define the scope room by room, rank must-haves vs nice-to-haves, set allowances for finishes you haven't picked, add a 10–15% contingency (more for older homes), and include soft costs like design, permits, temporary living and financing. Then compare contractor proposals against that worksheet line by line rather than against one total.

Step 1: Write the scope room by room

List each room and what changes: layout, cabinets, counters, flooring, plumbing fixtures, lighting, paint, windows. Note what stays. A clear scope is the foundation of every accurate price.

Step 2: Rank priorities

Split the list into must-haves (safety, function, failing items), should-haves and nice-to-haves. If proposals come in high, you already know what to trim without redesigning.

Step 3: Set allowances for finishes

For tile, fixtures, lighting and hardware you haven't chosen, set an allowance per item based on the level you actually want. Visiting showrooms or browsing our countertop and cabinet collections first keeps allowances realistic.

Step 4: Add contingency

Reserve 10–15% for surprises behind walls and floors. In older Houston homes — or where foundation movement, old wiring or water damage is likely — lean toward the higher end.

Step 5: Include soft costs

Design and engineering, permits, HOA submittals, dumpster and haul-off, temporary kitchen or housing, storage, and financing costs are easy to forget and can be meaningful.

Frequently asked questions

How much contingency should a remodel budget have?
Typically 10–15% of construction cost, and more for older homes or projects that open walls and floors.
Should I tell contractors my budget?
Sharing a realistic range helps contractors propose a scope that fits instead of pricing something you can't use.
What costs do homeowners forget most?
Permits, design, temporary living arrangements, appliance upgrades and fixing hidden damage.
Can I phase a remodel to spread the cost?
Yes. Plan the whole project first so utilities and structure are done once, then build in phases.
