Design-build puts design and construction under one contract with one company accountable for both. The traditional route hires an architect, bids the drawings to contractors, then signs a separate construction contract. Design-build is typically faster and produces fewer budget surprises because pricing happens while the design is still changeable. The traditional route gives you a fully independent designer and competitive bids, which matters most on highly custom or architecturally significant projects.
How each path actually runs
In design-build, one firm produces the drawings and builds them. Cost feedback arrives during design, so the plan is shaped by the budget rather than colliding with it at bid time.
In design-bid-build, the architect completes documents, you solicit bids, and you contract separately with the winning builder. You get an independent advocate and true price competition — and a gap in responsibility if the drawings turn out to be unbuildable for the money.
Schedule
Design-build usually saves six to twelve weeks on a Houston remodel because bidding is not a separate phase and long-lead items — cabinetry, windows, appliances — can be ordered while permit review is still in progress.
On the traditional path, plan on four to eight weeks for bidding and negotiation after documents are complete, plus the time it takes to reconcile bids that priced the same drawings differently.
Cost
Total spend is often similar. Design-build folds design fees into the construction contract, typically 6–12% of construction cost, and credits part of that against the build. The traditional route pays architectural fees separately, commonly 8–15% for full services, but competitive bidding can claw some of that back.
The real cost difference shows up in change orders. When the people who drew it are the people who build it, there is no one to bill you for the discrepancy.
Which to choose
Choose design-build for kitchens, baths, additions, whole-home renovations, and commercial build-outs where speed, budget certainty, and single-point accountability matter most.
Choose an independent architect when the project is architecturally ambitious, when a historic district or design review board requires a specific voice, or when you want a designer with no financial stake in construction cost.
