In design-build, one company manages design and construction under one contract, so pricing is checked against the design as it develops and there is one point of contact. In design-bid-build, you hire an architect or designer first, then take the finished drawings to contractors for bids. Design-build usually suits remodels and additions where cost control and speed matter; separate design can suit complex or highly custom projects where you want an independent designer.
