How architectural review works in Katy, Cypress, The Woodlands and Sugar Land communities — what needs approval, what to submit and how to avoid delays.
In most Houston-area master-planned communities, exterior changes — additions, patio covers, outdoor kitchens, roofing, windows, fences and exterior colors — need written approval from the HOA's architectural review committee before work begins. Interior remodels usually don't. Submit a completed application with a site plan, drawings, materials and colors, allow several weeks for review, and keep the approval letter with your permit documents.
What usually needs HOA approval
Additions, patio covers and pergolas, outdoor kitchens, pools, fences, roofing material or color changes, window replacements that change appearance, exterior paint colors, driveways and major landscaping.
Interior kitchens, bathrooms and flooring generally don't need approval, but dumpsters, portable toilets and work hours may be regulated.
What to submit
Most committees want the application form, a site plan or survey showing the improvement and setbacks, elevations or drawings, material and color samples or spec sheets, and sometimes neighbor acknowledgment.
Timeline
Review cycles commonly take a few weeks, and incomplete applications restart the clock. Submit early — before you sign for custom materials.
HOA approval is not a permit
HOA approval and a city or county permit are separate. You may need both. Some cities won't issue a permit without HOA approval for certain projects.
Avoiding problems
Read your deed restrictions and design guidelines before designing. Match existing materials and colors where possible, and keep copies of all approvals.
