Houston clay soil: what it means for your remodel

Expansive clay moves foundations, cracks drywall, and sticks doors. Here is what actually matters before you spend money on finishes.

Most of Greater Houston sits on expansive clay that swells when wet and shrinks in drought, moving slabs seasonally. Hairline drywall cracks and doors that stick in August are usually normal seasonal movement. Sloping floors, cracks wider than a quarter inch, and separations at brick veneer are worth a structural evaluation. Any addition needs a foundation engineered to move with the existing slab, and foundation issues should be addressed before finishes go in — not after.

Why Houston houses move

The clay under most of Harris, Fort Bend, and Brazoria counties changes volume with moisture. A wet spring lifts the slab, a dry August drops it, and the house rides the difference. That cycle, not poor construction, is behind most of the cracking homeowners notice.

Trees make it worse. A mature oak within fifteen feet of the foundation can pull enough moisture out of the soil in a dry summer to drop that corner measurably.

Normal movement versus a real problem

Normal: hairline cracks at door and window corners that open in summer and close in winter, interior doors that rub seasonally, small gaps at baseboards.

Worth an engineer: floors visibly out of level, cracks wider than a quarter inch or stepping through brick, windows that will not operate at all, separations between the ceiling and the wall, or a slab crack that keeps widening year over year.

Sequence matters

If a house needs leveling, it happens before tile, before cabinetry, before millwork. Lifting a foundation after finishes are installed will crack exactly the things you just paid for.

Additions and clay

An addition on Houston clay needs a foundation system engineered for the site's soil and designed to move compatibly with the existing slab, plus a deliberate control joint where old meets new. Pouring a new slab against an old one and hoping is how you get a permanent crack line down the middle of a family room.

Drainage does as much work as structure. Grading away from the foundation, gutters that discharge well clear of the slab, and a consistent watering routine during drought all reduce seasonal movement.

Frequently asked questions

Should I fix my foundation before remodeling?
Yes, if an engineer says it needs work. Leveling after new tile, cabinets, and trim are installed will damage them. Foundation work belongs at the front of the schedule.
Does every Houston house need foundation repair?
No. Most seasonal movement is cosmetic and normal for expansive clay. Repair is warranted when elevations show significant differential movement or when damage is progressive rather than seasonal.
Will an addition crack where it meets the house?
Not if the addition's foundation is engineered for the soil and detailed with a control joint at the connection. That is a design decision made before the pour, not a repair made afterward.
