Does Texas license general contractors?

Texas has no statewide general contractor license. Plumbers, electricians and HVAC technicians are licensed by the state, so ask who will perform that work and confirm their licenses.

What insurance should a contractor have?

At minimum, general liability insurance. Ask for a certificate of insurance sent directly from the insurer, and ask about workers' compensation coverage for crews.

What should a remodeling contract include?

A detailed scope, materials and allowances, price and payment schedule tied to milestones, timeline, who pulls permits, change-order process, warranty terms and cleanup responsibilities.

What is a change order?

A written agreement to change the scope, price or schedule after the contract is signed. Always get changes in writing, with cost and time impact, before the work is done.

What are red flags when hiring a contractor?

Large cash deposits, no written contract, pressure to skip permits, no proof of insurance, vague scope, and no references or reviews you can verify.

How many quotes should I get?

Two or three detailed quotes for the same scope is usually enough. Focus on scope clarity and communication, not only the lowest number.

What is design-build?

In design-build, one company handles both design and construction. It simplifies communication and helps keep design aligned with budget, compared with hiring a designer and builder separately.

What warranty should I expect on remodeling work?
